How it works

Three steps from a parcel to an answer.

Navius reads the public record of local government and answers three questions for a site: the approval path, the odds from past decisions, and what you can really build.

  1. We read the public record

Every local government keeps a record of what it decides: its zoning code and maps, the agendas and minutes of its boards, staff reports, permits and the decisions on them. Navius gathers that record and reads it, so it can be searched and counted.

  2. You give us a parcel or a plan

An address, a parcel, or the survey and drawings you already have. Navius ties them to the rules and the history that apply to that piece of land.

  3. We tell you the path, the odds and what fits

Which approvals the project needs and which boards decide them, how often requests like it have been approved and how long they took, and how much can really be built once the land the rules keep free is taken out. Every finding links to the page of the record that says so, and where the record is silent, Navius says that too.

See it on a real site: what a 7-acre lot can really hold, and the odds of a rezoning.

The same engine can read a company's own records: custom document intelligence.
